From Accidental Landlady to Real Estate CEO: Wendy Keenan Myers Shares Her Journey in Make It Happen

Marietta College’s December 2024 issue of “Make It Happen” (Volume 3 Issue 4) features Wendy Keenan Myers ’92, whose unexpected path from first-generation college student to real estate mogul is truly inspiring. Her story offers valuable lessons for aspiring landlords and entrepreneurs.

Wendy’s Unconventional Path to Success

In the latest Make It Happen issue, Wendy Keenan Myers—widely known as “Ask the Landlady”—shares how she built a real estate business from scratch. She never planned to be a landlord, but with resilience, research, and a liberal arts education, she turned a side project into Mitcham Group Apartments. Today, she manages over 250 rental units in Ohio.

From Kmart Clerk to Real Estate CEO

Wendy studied English at Marietta College, minoring in Women’s Studies and Leadership. As a first-generation student, she worked at Kmart and relied on scholarships to fund her education. “College opened doors my family never knew existed,” she says.

After graduation, she explored different careers—graduate school, motherhood, and a job in workers’ compensation claims. But everything changed when she and her husband bought a foreclosure duplex. With no prior experience, Wendy researched rental agreements and property management strategies. “I became a student again,” she recalls. She has shared all her secrets in her books.

Growing from One Duplex to 252 Units

Her real estate journey began with one duplex but quickly expanded to 100 units. The biggest leap came when she purchased a 252-unit apartment complex. This step meant hiring staff, handling payroll, and setting up a formal office.

“Growth is scary but necessary,” Wendy says. She credits Marietta College for helping her think critically and assess risks. “Without those skills, I might have stayed small forever.”

Key Lessons for Real Estate Investors

Wendy shares her top advice for new landlords in Make It Happen:

  • Start Small, Learn Fast: Begin with a manageable property and seek mentors.
  • Fail Forward: Early mistakes, like underestimating renovation costs, became learning experiences.
  • Teamwork Matters: “You can’t do it all alone,” she says. Contractors and family play key roles.
  • Think Bigger: “Marietta taught me to see beyond my current reality.”

Her business has provided financial security for her family and housing for hundreds of tenants—a source of great pride.

How Marietta College Shaped Her Success

Wendy credits her college education for shaping her entrepreneurial mindset. “My professors taught me to ask questions, analyze ideas, and embrace different perspectives—skills I use every day.” She now gives back by mentoring students and supporting Marietta’s entrepreneurship programs.

Her feature in Make It Happen highlights Marietta College’s role in developing adaptable, visionary leaders. Wendy’s story proves that success isn’t just about business plans—it’s about curiosity, courage, and community.
